Navigating today's real estate landscape requires both vigilance and adaptability. As we moved through late Q3, about one in five listings underwent price cuts, while less than 6% were delisted—an indicator that many sellers chose to remain active and recalibrate their expectations rather than exit the market. Mortgage rates followed a steep trajectory, with the conforming 30-year fixed jumping from the high 6% range to over 7% by mid-month, then climbing even higher. Inventory exceeded 1.16 million active homes, and the median listing price dipped about 1% month-over-month to $419,300, providing buyers with a bit more negotiating room. Still, new listings slipped nearly 2% to around 395,000, and elevated borrowing costs kept many from fully leveraging the increased inventory. As we head into early Q4, the big questions are whether these market headwinds will deepen discounts, drive repeated price cuts, or turn higher inventory into longer market times nationwide.
With my experience as both a Realtor and a Licensed Loan Officer, I keep a close eye on these trends to help clients navigate shifting conditions with confidence—whether your goal is to maximize value, negotiate strategically, or simply make sense of the numbers in a fast-moving market.
