With mortgage rates holding steady near 7%, affordability remains a real challenge for many—especially as we wait for clearer signs of inflation cooling. As someone who navigates both the real estate and lending landscapes, I’m closely watching how persistent inflation and possible Fed actions could put further upward pressure on borrowing costs. Wider mortgage-backed securities spreads are also contributing to this environment, making it essential for buyers, sellers, and investors to use today’s rates as the baseline for planning. A meaningful drop in rates would require sustained progress on inflation, more stable long-term yields, and positive signals from the Fed—none of which are certain just yet. For now, I’m advising clients to plan with current rates in mind and view any future rate relief as a welcome bonus, not a guarantee. My goal is always to help clients make informed, confident decisions, whether it’s your first home or your next investment.
