We’re witnessing a notable shift in the national real estate landscape: in the rolling 3-month period ending mid-Q3, approximately 45% of U.S. home sales included seller concessions—the highest mid-Q3 figure we’ve seen since 2020. That’s up from about 43% a year ago, a sign that buyers are gaining more leverage as inventory rises and competition lightens. Concessions aren’t just about price cuts—many sellers are now helping with repairs, covering closing costs, or even offering mortgage-rate buydowns, giving buyers more options to manage their purchase expenses. Roughly 16% of homes sold in this period paired a price reduction with a concession, further reducing entry costs for buyers. As both a Licensed Realtor and Loan Officer, I’ve seen firsthand how these evolving negotiation strategies can open more doors for clients and create flexible, win-win solutions. The current market rewards informed decision-making and creative approaches—a balance I’m passionate about delivering for every buyer and seller I work with.
